Plainsboro Township Planning Board has granted approval for the construction of a residential development within Princeton Forrestal Village. The 394 apartment units will be within three amenity-rich buildings that each has their own parking garage. The proposed three to four-story “hospitality-style” apartments will be designed for young professionals and have upscale finishes with elevators — more akin to an urban feel than a suburban apartment. The project also includes the construction of pedestrian walking paths and will be steps away from the shops, restaurants, offices and hotel of the Village. The property is owned by Lincoln Equities Group and the project was designed by Minno & Wasko Architects.

United Kingdom based Aspen Clinical Research a global consumer product testing company has leased office space at 307 College Road East for their new North American operation, Princeton Consumer Research Corporation. The company’s new offices are set to feature one of the largest state-of-the-art climate controlled or “hot room” facilities which will be used to test antiperspirants and deodorants, along with a full-service hair salon for testing all hair care products including dandruff studies, a bio-instrumentation room and dedicated clinical rooms for skin patch tests and subject trials focusing on the cosmetic, beauty, toiletry, personal care and baby care industries. Princeton Consumer Research Corporation’s new offices are currently under construction by landlord National Business Parks and the company is due to take occupancy later this year.

Sandoz Inc., the generic pharmaceuticals division of Novartis, has signed a 12-year lease to relocate its U.S. headquarters to 100 College Road West within the Princeton Forrestal Center. They will be the sole occupant of the 154,000-square-foot building which is being renovated with an upgraded lobby and cafeteria, new meeting rooms and improvements to achieve Leadership in Energy and Environmental Design Silver certification. The investment demonstrates a commitment to create an HQ that meets long-term needs at a strategic location with coveted Route 1 frontage and proximity to the mixed-use Princeton Forrestal Village with retail, restaurants and hotels. Involved in the deal: Cushman & Wakefield, Ivy Equities, American Realty Capital, Sandoz Inc., and Princeton University/Picus Associates.

SES Americom Inc., a Luxembourg-based satellite operator now controls nearly half of its satellite fleet from a new satellite operations center at its commercial sales and satellite engineering office on Research Way at Princeton Forrestal Center. The new $15 million center consolidated satellite operations from several other locations in the state. A team of satellite controllers provides 24/7 monitoring and management of 23 of SES’s 55 satellites, as they deliver services ranging from television channels to high-speed broadband to millions of people. The remainder of the SES global fleet of spacecraft is managed in Luxembourg. Princeton is an important hub for SES satellite engineering expertise and their customer account teams.

Systech Solutions Inc. has entered into a lease agreement with landlord BioMed Realty to relocate their North American headquarters to 1 Research Way within the Princeton Forrestal Center. The agreement allows Systech to be the sole tenant of 1 Research Way and will permit the expansion of their headquarters to ±300 employees. Renovations and fit-up of the ±50,000 square foot single storey building are on-going and move-in is expected during the second quarter of 2015. Systech is a global leader in brand protection and authentication technologies serving a wide variety of industries ranging from pharmaceutical, biotechnology and medical devices to food and beverage and healthcare.

Marketing has commenced for additional development within the Princeton Corporate Campus at Princeton Forrestal Center. The Campus is an 800,000-square-foot master-planned office development located on a 75-acre tract fronting on Route 1 in the heart of the Princeton office market. When fully developed, the Campus will consist of five, five-story buildings situated in a richly landscaped park-like environment. Currently, 1100 Campus Road consisting of 167,000 square feet is complete and fully occupied by Novo Nordisk a Danish multinational pharmaceutical. A recently completed project to upgrade a portion of the regional stormwater management system to current criteria included the implementation of a constructed basin which includes wetland creation, water budget-based design, enhanced water quality, increased flood control, innovative groundwater recharge component and use of otherwise undevelopable land. The original 1980 stormwater management was progressive for its time and this new bio-retention basin builds on previous success. The Princeton Forrestal Center team included Van Note-Harvey Associates, Sasaki Associates, HMC Associates and Enviroscapes.

Essential Power Services LLC has signed a 14,515 square foot lease at 150 College Road West at Princeton Forrestal Center to serve as the company’s headquarters. Amenities at the 70,850 square foot building include a café and gym with retail, dining and hospitality all within walking distance at the Princeton Forrestal Village. Other tenants in the complex include Sandoz a Novartis company. Essential Power Services markets and sells capacity, energy and ancillary services from its portfolio of generation projects located in established, competitive wholesale electricity markets. They are an established New Jersey company that had outgrown its previous location and was looking for a prime location in Princeton market.
